Frequently Asked Questions

If you have questions, we at Oak Summit Group have answers. Most people have a few questions about the process, and that’s completely normal. We want you to fully understand what we do. Here are our most common questions and our honest answers. If your question isn’t answered below, please give us a call (817) 381-2181 today or contact us and we’ll be happy to answer it for you.

Q:  Will you be listing my house on the MLS or actually buying it?
A:  Great question. We don’t list houses, we’re not agents. We are professional Texas home buyers. Oak Summit Group started as a way for me and my family to improve the homes and community around my own hometown of Panther City. We buy houses Fort Worth that make sense for us in Fort Worth and surrounding Tarrant County areas. After making repairs, we may sell the property or keep it as a rental. By selling to us, you keep your money in North Texas.

Q:  Do you pay fair prices for properties?
A:  At Oak Summit Group, we believe in treating people fairly because that’s how we would like to be treated. Just like a resale shop, we purchase many Texas houses slightly below market rate so we can resell them to new homebuyers for a profit. It wouldn’t make sense for us to pay more than we could get for the property after we make repairs and other costly investments. Most of our sellers aren’t expecting a “premium” price on their property, instead, they come to us because we can offer cash, close quickly (as few as 7 days!) with no waiting or financing, and sellers don’t have to make a single repair or pay agent fees. Our no-obligation cash offer is just that: no-obligation! You don’t have to sell to Oak Summit Group, but if you do, Brenda and myself would like to make it a win-win situation. You sell your Fort Worth house fast, and for a fair cash price, and we get a fixer-upper that will hopefully make us a small profit.

Q: What do you use to decide how much you offer?
A:  Great question, and we like to be as transparent as possible: Our process is exactly the same as anyone making an offer on a house. We ask a bunch of questions like… Where is the property located? What’s the neighborhood like? Are there repairs to be made? What’s the current condition of the property? After looking at all the available information, we work with you to figure out a fair cash offer that makes us both happy.

Q:  Will I have to pay agent fees or commissions?
A: There are no fees or commissions when you sell your Texas house to Oak Summit Group. This is what sets us apart from your typical home selling experience. There are no agents to deal with, no repairs to make… We’ll make you a no-obligation offer, and if you accept we will buy your house. Easy as pie. There won’t be any fees or commissions, and we often pay closing costs, too! We make our money after we pay for repairs on the house (if any) and sell it for a small profit (we’re taking the risks here on whether we can sell it for a profit or not, once we buy the house from you… the responsibility is ours and you walk away without the burden of the property and its payments… and often with cash in your hand). No hassle. No fees. No worries.

Q:  How is Oak Summit Group different from traditional agents?
A: Traditional real estate agents list properties on MLS and wait for the right buyer to come along. Agents will show the property to potential buyers, if any come along, then they take a percentage of whatever price the property sells for. Typical agent commission is 3-6% of the final sales price (so if it’s a $100,000 house, you’ll pay between $3,000 – $6,000 in commissions to an agent). If you have time to wait 6-12 months for your house to sell, money to make repairs, and don’t mind giving up a sizeable chunk of the sales price to an agent as commission, agents can provide a great service. But our clients come to us because we’re different: we’re professional home buyers, not agents. Oak Summit Group buys Texas homes. We’re not waiting around to sell your house to someone who might need financing or demands repairs, we’re buying your house for cash. And we’ll make the decision to buy your home within days, sometimes the same day. We’re taking the risk by buying your home for cash, making costly repairs (if needed), and hopefully, we’ll sell it for a small profit.

Q:  Am I required to work with you after I get an offer?
A: Absolutely not. You are under no obligation to sell to us. You tell us a little about the property and we’ll look into it. We might call you to learn a little more, and if the house works for us, we’ll make you a cash offer that’s a win for both of us. It’s always 100% your decision to sell to us… we won’t harass you… we won’t hassle you… but if you’re ready to sell your home Texas house for cash, Oak Summit Group is here for you.
